The area along Broad Street from 33rd Street to the intersection of Charger Drive is known as the Town Center. Any successful town center has a strong mix of retail, civic, office and institutional uses in a concentrated area with well-designed buildings and attractive streets. Unlike the old fashioned towns of yesterday, the South Broad Town Center will most likely never have a courthouse square or quiet shady streets, but it does have the potential to be a more pedestrian-friendly environment with trees and landscaping, and buildings located close to each other to encourage walking and park-once shopping. Instead of a corridor that people only speed through on their way to somewhere else, South Broad's Town Center could become a place that tourists as well as residents will want to stop and visit.

  • TOWN CENTER KEY POINTS

    Establish Daniel Ross Park in front of Chattem to stimulate growth of the Town Center. Focus street enhancements and pedestrian crossings at this important area. Encourage private sector involvement to help build the public realm.

    Take advantage of shared parking opportunities and utilize pedestrian ways to move people about the district.

    Develop new transit marketing for tourism, incorporate new transit stop designs and make use of the existing main line bus routes that transport people from downtown to the Incline.

    SOUTHERN GATEWAY KEY POINTS

    Create a new gateway entrance with public art and street enhancements at the southern entry to the South Broad Street Area at St. Elmo Avenue, Cummings Highway, and Broad Street. Modify the intersection and include pedestrian crossings and public art.

    Establish a mixed-use complex and park on the old motel site. A park or plaza should be incorporated to complement new development and provide spaces for outdoor dining or other passive recreation activities.

    Housing development on St. Elmo Avenue can provide much needed medium to high density housing that supports nearby retail and services.
