The Plan encourages a wide range
of land uses. To complement the area housing, daily needs services should
be encouraged such as groceries, a medical facility, restaurants, a
music store, bakeries, cafes, and hardware stores. While Southside Gardens
currently has a population with a majority of children and elderly,
the community expects more families and working professionals to relocate
to the area, thus creating a demand for more retail and services. The
Retail Marketing for South Broad must also consider the traffic volumes
of over 50,000 car trips daily through the area. Further market analysis
will provide a detailed look at what types of retail and how much commerce
the area can support. The compatibility between uses such as manufacturing, commerce and housing
should also be considered. With good design and landscaped buffers,
these uses can exist together in harmony. Areas sensitive to overdevelopment
can be protected through a Resource Conservation designation along the
creek or for scenic views of the mountains. Concentrating new developments and public improvements in "clusters" will provide more "bang for the buck" than scattering investments throughout the entire area. The positive changes that will occur must be clearly evident and executed in a quality manner if new businesses and residents are to be attracted to the area. |
